Most hot water tanks have a lifetime of around 6-12 years. Being proactive with replacing your water heater is always the best way to avoid leaks or a potential flood. Bromac Mechanical offers Bradford White atmospheric gas water heaters.

Our Price Includes:

– Disposal of your existing hot water tank

– Installation of your new Bradford white hot water tank

– All materials and fittings to connect the new tank. (Hot and cold water lines also venting and gas work) 

– Expansion tank to prevent excess pressure to your plumbing system

– Seismic strapping

 

The listed items are required to meet current plumbing codes.

Weekend or after hours service will be subject to an additional $350 to cover our overtime costs.

We service anywhere in the Lower Mainland from Surrey to Hope, including Maple Ridge and Mission.

 

How Find Your Current Tank Size:

Your existing tank will have a sticker on the side that provides the make, model, and serial number, along with other important details. One of these details will include the capacity of the tank. Typically most homeowners will replace their current tank with the same size tank. 

 

If You’re Interested in Upgrading to a Larger Tank:

There are many reasons why a family or business would want to upgrade the tank including a growing family or turning your home into a B&B

We have options to upgrade to a 50gal tank or even go tankless!

Your new 50gal tank is roughly 4-6 inches larger in height, and 3-4 inches wider than average tanks. These can often require a new tank pan as well. They also may not potentially work in all water heater rooms. Please be sure before selecting a larger tank. If you’re unsure, ask us!

 

We Believe in Upfront Costs:

You might call around and find that many companies offer tank installations at a lower price. Beware of this. The reason that the pricing is much cheaper is likely because they don’t include a few very important key parts that are actually required by law to be installed on every tank. Either that, or their price is not up front and they will spring the additional costs on you when they are in your home. 

 

These parts include:

  1. Seismic strapping is required to be installed around every hot water tank to ensure that in the event of an earthquake the hot water tank will stay in place.
  2. Expansion tank or thermal expansion valve. When your hot water tank heats up, the cool water expands and causes excess pressure in your water system. The expansion tank allows an area for the excess pressure to release. 
  3. Gas Permit. Every new hot water tank is required to have a gas permit.

Be sure to ask the other companies you speak with if they are including these things in their up front price. If they aren’t, you may want to reconsider as this could potentially void your warranty on your new tank.
